1. The subject property comprises of three (3) parcels of land with an aggregate area of FIFTY THOUSAND FOUR HUNDRED FIFTY (50,450) SQUARE METERS, more or less (as per attached Torrens Title and
Approved Survey Plan)
2. The subject property has an existing factory warehouse (former STEEL Fabrication Company) with an estimated floor area of ELEVEN THOUSAND ONE HUNDRED (11,100) SQUARE
METERS, more or less with an approximate dimension of 220 meters x 50 meters.
3. The subject property is located within the Industrial Zone as per the Land Use Plan of the Municipal Government.
4. The Land Classification of the subject property is Industrial as per attached Tax Declaration of Real Property.
5. The solid metal trusses, H-Beams and I-Beams used in the construction of the factory warehouse building had to be strong enough to carry and run two (2) units 7.5-ton
and two (2) units 10-ton lifting capacity overhead travelling cranes described as double bridges, 30 meters width and 200 meters long run way.
6. The subject property has an estimated volume of metal scrap materials of 25,000 metric tons, more or less within warehouse (see Photos + Inventory
List). This estimate is the mean value (or central tendency) from a number of submitted appraisal reports as per assessment and evaluation from different
metal scrap appraisers/estimators.
